Fees for Tenants

By law, we are required to display any fees charged to tenants.

Application Fee (per tenant): £50

At the point you apply for a room with us, you will be asked to pay a £50 reservation fee to hold the room for 7 days – this means we will not market the room to anybody else in this period of time.

If you fail referencing or withdraw your application, this is retained to cover the costs of the referencing process. If you pass, we put this £50 towards your first month’s rent and absorb the cost of referencing ourselves.

Admin Fee (per tenancy): £0

We don’t charge any admin fees.

Tenant Liability Insurance: From £5.28 per month (OPTIONAL)

You can opt for a tenant liability insurance policy too – this covers any accidental damage caused to the property and can be upgraded to include contents insurance for your own belongings.

Tenancy Renewal Fee (per tenancy): £0

We don’t charge any renewal fees.

Late payment fee (per tenancy): £5 per day

If you fail to make your rent payment on time, we will charge you £5 per day (for up to 21 days) to cover the cost of staff time spent chasing your payment and preparation of documentation relating to your arrears which is then handed over to a debt recovery company to manage.

Weekly Payment Surcharge (per tenancy): £1.16 per week

As standard, we collect rent on a monthly basis by direct debit and as there are additional fees involved in collecting weekly, these are passed on.

Bi-weekly Payment Surcharge (per tenancy): £0.93 bi-weekly

Rent at the End of a Tenancy: Pro-rata on a daily basis

If you decide to leave, we require four week’s notice which becomes your “move-out” date (the latest date by which you must vacate the property) and calculate any rent due up to that date, taking into account rent you will have paid in the month prior to giving your notice.

We will inform you of the amount a day or two after receiving your notice and will require payment within 7 days to settle your account. A late fee of £5 per day will be charged (see above).
